The northside market might be a (temporary?) seller's market. Here's what we're seeing:
Contracts Written Jan/Feb (2012 vs. 2011)
Northside = Near north, Lincoln Park, Lakeview, Uptown, Edgewater, North Center, Lincoln Square
Condos - 813 in 2011; 1088 in 2012 (up 34%)
Homes - 84 in 2011; 103 in 2012 (up 23%)
If you're waiting in the wings for good news, it depends on what you define as "good". While contracts are up (and inventory is DOWN), homes and condos are selling quickly for close to their asking prices. BUT - prices have not improved, in fact they're down.
Translation: you can have an efficient sale if you're priced right. But be careful about your price expectations - prices haven't improved and likely WON'T improve for another year (at least).
